Off-market property platform builds up steam in 2023

Some 50,000 buyers are now using Invisible Homes, a platform linking buyers with off-market properties.

The platform uses AI to build a picture of buyers’ needs, while it connects them with listing agents, enabling them to easily organise viewings.

Some 140 estate agents signed up in 2023, while Invisible Homes is close to reaching its goal of listing 1,000 exclusive off-market properties by the end of the year.

Mark Wells, chief executive of Invisible Homes, said: “We now cover about a quarter of London and we are growing rapidly.

“Our new product gives buyers smarter matches to find their dream home and exclusive access to homes not visible elsewhere.

“It has been less than a month since we launched the product and already we have added another 40 branches to our books. Momentum is gathering pace.”

NW8 is the London postcode with the most property listings, closely followed by NW6 and NW10, covering the area from St John’s Wood to Willesden as well as Harlesden.

The average value of a listed property currently stands at £2.7m but overall prices range from circa £270,000 to the most expensive at £35m, with a recent sale at £12m.

It’s helped some agencies sell homes which weren’t matched up to the right buyer elsewhere. The agency Warren in Putney listed a property for £1.75m in May this year, after an extended period of marketing on the traditional portals. It sold within three days of being matched to buyers through Invisible Homes.
